With comprehensive knowledge in all facets of real estate transactions, Nicholas’ primary responsibilities encompass appraising properties, training employees, and overseeing day-to-day operations. Proficient Appraisal Services LLC, established in 2013, specializes in residential real estate appraisals in Central West Virginia, operating from its headquarters in Sutton. With a strong foothold in the region, the company has grown to include a team of dedicated professionals and is poised for expansion throughout West Virginia and other states.
Nicholas' journey in the real estate industry began during his college years when he stumbled upon a real estate book. As a business major unsure of his career path, he decided to explore the field and found a particular interest in appraisals. Initially, he balanced appraisal work with real estate sales, but eventually focused his attention primarily on appraisals. Now, his expertise allows him to employ distinctive techniques in valuing complex properties, making him a sought-after appraiser. Additionally, his passion for teaching led him to become a state-approved mentoring supervisor appraiser, enabling him to guide and support aspiring appraisers.
Having worked as an appraiser, salesperson, and lender, Nicholas has gained valuable insights into various aspects of real estate deals. This breadth of experience allows him to approach appraisals with a comprehensive understanding of different perspectives and needs. With expertise in appraising rural residential properties, single-family homes, farms, land, manufactured homes, recreational properties, and other unique and complex properties, Nicholas can assist banks, lenders, appraisal management companies, government entities, real estate brokers/agents, attorneys, accountants, and individuals. His appraisals serve a variety of purposes, including bank/lender loans, estate evaluations, divorce settlements, appraisal reviews, and valuations for sellers, buyers, and other stakeholders.
In addition to his role at Proficient Appraisal Services, Long is also the owner of Property Central LLC, operating as a real estate broker. He holds a bachelor's degree in business from Marshall University and an associate degree in business from Glenville State University. His professional certifications include being a West Virginia Real Estate Broker, holding a Staff Appraisal Reviewer (SAR) Certification from the Department of Veterans Affairs, and being an FHA Certified Appraiser.
