A RATING

Michael Bethoney
Some real estate professionals excel at transactions. A rare few redefine the market they serve. For more than a decade, Michael Bethoney has done exactly that—shaping, strategizing, and elevating the landscape of new development across New York City with a precision that reflects both his legal training and his entrepreneurial instinct. As the founder of the Bethoney Shen Team, Michael has built a reputation not just for selling buildings, but for architecting the systems, identities, and strategies that transform developments into top-ranking successes.
Before becoming one of the most respected leaders in New York’s new development arena, Michael trained in law with a focus on intellectual property transactional work—a field that sharpened his understanding of branding, market positioning, and identity creation. Those skills, combined with his natural passion for strategic sales, positioned him to excel in one of the most competitive real estate markets in the world. Today, he brings a level of analytical rigor, creative thinking, and operational execution that is rare even among the industry’s top performers.
Michael’s track record speaks volumes: over $1 billion in closed transactions, involvement in five of the top three selling buildings in New York City over the past half decade, and oversight of the branding, marketing, and sales or leasing strategies for nearly $6 billion in new development inventory. His portfolio includes some of the most successful projects in recent memory, from Skyline Tower—where he sold more than 240 units in 2021 alone—to Lucent33, Greene LIC, 567 Ocean, Neighborly, and 184 Kent Avenue. Project after project, he has delivered absorption velocity, pricing strategy, and momentum that outpace market norms and set new benchmarks.
In 2020, Michael and his partner, Nayi Shen, formalized what many in the industry already acknowledged: together, they had built one of the most strategically powerful, culturally fluent, and results-driven new development teams in the region. The Bethoney Shen Team quickly became known for its unique ability to understand both the American and Chinese markets—bringing bilingual service, cultural insight, and expansive international buyer reach to every project. In a city where the majority of foreign investment comes from Asia, their model offered clients an edge that no traditional brokerage structure could replicate.
But the true differentiator is Michael himself—his relentless curiosity, his appetite for complexity, and his deep belief that success is built on strategy and consistency, not luck. He studies every project through the lens of identity, competitive differentiation, and momentum creation: How will this building stand out? Where is the white space in the market? How do we craft a narrative buyers want to join? Michael’s legal background gives him fluency in contracts, structure, intellectual property, and negotiation; his entrepreneurial background gives him agility and vision. Together, these qualities allow him to build soup-to-nuts systems that bring projects from conceptualization to sellout with intention and intelligence.
The Bethoney Shen Team now stands as a fully integrated, full-service platform that combines brokerage, advisory, branding, and pre-construction strategy. The team has been ranked a Top 3 Mega Team in New York (2020–2025), a Top 3 NYC New Development Team by The Real Deal (2022–2025), and was named New Development Team of the Year 2025 by the RED Awards. Their value proposition is simple but powerful: deeply informed pricing and release strategies, international and domestic marketing, and the ability to craft a building’s identity long before the first unit hits the market.
Q&A
What inspired you to transition from law to real estate?
Like most major turns in my life, it wasn’t planned—it just unfolded that way. I went to law school for the knowledge and because I felt a responsibility to use the law to improve society. But when I took a hiatus after surgery, I ended up doing advisory consulting and thought, “This brokerage thing looks fun.” I got my license, started brokering, and discovered I truly loved it. I sat for the New York and Massachusetts bar exams, passed them, and then tore my Achilles the next day. So I spent months recovering on my parents’ couch as a newly minted attorney, continuing to consult and building systems for agents. I realized not only that I was good at brokerage, but that it might actually be what I was meant to do. I moved back to New York, worked every day for a year, closed one sale and 80 rentals, and never looked back.
What inspired you to start your own team?
I learned the foundations of new development under a top-producing agent, then expanded my experience at The Agency and Compass. But I reached a point where I wanted to build something that reflected my own strategic vision. When I was recruited by Nest Seekers to sell 184 Kent Avenue, I came in as a junior agent and outsold the entire team on day one. That experience made something click—I loved new development, the complexity, the strategy, and the creative power involved in shaping a building’s identity. Eventually, I partnered with Nayi, and together we built a team of hardworking, talented people who bring both cultural fluency and strategic sophistication to every project.
You built a unique team of Chinese and American agents. How does this benefit your clients?
Nayi and I represent two worlds, two cultural lenses, and two buyer communities—and we merge them seamlessly. Most foreign investment in New York comes from Asia, particularly China. We’re the only team truly built around that dual-market reality. Everything is bilingual: branding, marketing assets, contracts, buyer communications. We use Chinese digital platforms like WeChat and Xiaohongshu to reach hundreds of thousands more buyers than a traditional American brokerage model could. That’s the power of representing East and West simultaneously, and no one else in the market does it like we do.
