For more than a decade, Frank Ko has built a career at the powerful intersection of finance and real estate, leveraging a blended expertise that allows him to see opportunities other advisors might overlook. As owner and CEO of J & F Group NY LLC, owner and managing partner of Blue-Ribbon Accounting & Tax, and an associate broker with E Realty International, Frank brings a perspective shaped by both numbers and negotiation, development and diligence, strategy and structure.
Born in Taiwan and raised in Elmhurst, Queens, New York City, Frank began his entrepreneurial journey in international trading before later transitioning into accounting. This experience helped him develop strong financial and analytical skills that would ultimately become the foundation of his investment philosophy. His work in tax planning and financial strategy gave him a deep understanding of how wealth is created, protected, and grown—insight that naturally led him toward real estate as an investment vehicle. As he began acquiring properties of his own, Frank became a licensed real estate agent to deepen his knowledge of both residential and commercial markets. What started as a way to strengthen his personal investments soon evolved into representing clients, evaluating deals, and identifying value-add opportunities. Over time, his work shifted increasingly toward commercial assets, where his accounting background and investment instincts aligned most powerfully.
In blending these disciplines, Frank developed a reputation for his ability to interpret both the immediate and long-range implications of every decision—whether for himself or for the clients who rely on his guidance. Q&A
You’ve built a career at the intersection of finance and real estate. What first drew you into this combined path?
I’ve always invested in real estate, even if not heavily at the beginning. When I became a real estate agent, I worked in both commercial and residential markets, though over time my work shifted more toward commercial. On the finance side, I’ve always had an accounting background. My wife and I run our accounting office together—she leads the technical work with our staff, and I focus on tax planning with clients. Everything grew organically about ten years ago, and eventually, that evolved into more investment advising and development work, including a project I’m now doing in Queens.
How does your dual background in real estate and accounting create advantages for your clients? What makes your approach distinct?
Most of my clients come through referrals, so nothing is forced. Real estate clients often become accounting clients and vice versa. When someone sells a property and worries about taxes, we can immediately talk about a 1031 exchange. When someone comes in for tax planning, they’ll ask, “Can I afford to buy a property?” or “Should I sell this one?” Because I understand both real estate and numbers, I can guide them through the entire picture—including financing. If they need a loan, we handle their documents and work directly with lenders. Everything happens naturally because clients know I can support them from every angle.
Do you ever recommend real estate investment to your accounting clients when you think it could benefit them?
Absolutely. One of my clients—a restaurant owner—came to me four years ago asking what he should invest in. I told him to buy real estate. He didn’t think he had enough money, but I explained how to leverage bank financing. He followed the plan, bought five properties through me, and now earns enough rental income to cover his mortgages and generate strong cash flow. He’s even saving taxes because he now qualifies as a real estate professional. We’ve become friends because he feels I genuinely helped change his financial future. To me, these outcomes are not simply business wins. They are the most meaningful part of my work. Of course, making money is great, but the greater value is helping people change their lives. When a client becomes financially free or discovers a new path forward, that’s what makes me happiest. Many of these relationships evolve into friendships—further proof that trust, not transactions, fuel this success.
What do you enjoy most about your work?
While building a financial foundation for my family is important, what matters most to me is making a positive difference in the lives of others. When a client becomes financially secure or discovers a new direction, that means more to me than just the commission. I enjoy seeing people win, especially when they didn’t know what was possible for them.
What’s next for you, both professionally and personally?
I’m continuing to focus on real estate investment, development and brokerage, but I also plan to mentor young people in Elmhurst—teaching them how real estate works, helping them get licensed, and giving them the tools to build a better financial future. I grew up here, and I want to give back. There are so many kids who are smart, but still searching for direction. I’ve always believed that life is about more than just financial success—true fulfillment comes from making a positive impact. I hope to use my knowledge and experience to help the younger generation grow, thrive, and discover their own path.
